Hurricane Proof Window Replacement and Installation Contractor in Florida

Get My Free Quote

FAS Exteriors installs impact-resistant windows in Orlando, Tampa, Palm Harbor, Winter Park, and surrounding communities. We’re a licensed Florida contractor, an approved My Safe Florida Homes vendor, and a certified installer for PGT and Simonton, two of the leading impact window manufacturers in our state.

If you’re replacing windows and your home’s located in a Wind-Borne Debris Region (WBDR) or if you simply want permanent hurricane protection without storm shutters, rest assured that we handle everything from permit to final inspection.

What Are Impact Windows?

Impact windows are built with laminated glass: two or more panes bonded together with a polyvinyl butyral (PVB) interlayer. When struck by debris, the glass cracks but stays in the frame. There is no catastrophic breach, no interior pressure spike, no flying glass.

Every impact window FAS Exteriors installs carries a Florida Product Approval (FL#) number, meaning it has been independently tested to the large missile impact standard and cyclic pressure protocol required by the Florida Building Code. Windows destined for Miami-Dade or Broward County carry a Miami-Dade Notice of Acceptance (NOA), the strictest certification in the country.

Not sure whether your home legally requires impact windows or whether your existing windows already qualify? Read our guide: Are Impact Windows Required in Florida?

Impact Window Products We Install

FAS Exteriors installs impact-rated windows from PGT and Simonton, both Florida-based manufacturers with deep product lines built specifically for our state’s wind zones, humidity, and building code requirements.

PGT WinGuard Series

PGT’s WinGuard line’s engineered in Venice, Florida and offers one of the broadest impact certifications in the market. Available in aluminum and vinyl frames, it has achieved Design Pressure (DP) ratings from DP 40 to DP 70 depending on configuration. PGT‘s WinGuard line’s suitable for coastal exposures including Exposure D properties nearest Tampa Bay and the Gulf.

Simonton StormBreaker Plus

Simonton’s StormBreaker Plus combines vinyl’s thermal performance with impact-rated laminated glass. It’s Energy Star-certified and meets Florida Product Approval requirements statewide. Simonton‘s StormBreaker Plus is a strong choice for inland properties in Orange County and Hillsborough County, where energy efficiency’s the primary driver along with storm protection.

Both PGT and Simonton product lines are available in single-hung, double-hung, casement, sliding, awning, and picture configurations. We match frame style, glass package, and DP rating to your specific openings, not a one-size catalog.

Why Choose Impact Windows Over Storm Shutters?

Storm shutters are code-compliant in most WBDRs, but they require manual deployment before every storm and storage the rest of the year. Impact windows are permanent, passive protection, with no action required when a watch is posted.

Insurance discounts are typically higher for permanent impact protection than for shutters. Florida’s wind mitigation law (Statute 627.0629) requires insurance carriers to offer discounts for verified storm-protective features. Homes with impact windows on all openings routinely see wind premium reductions of 15 to 45 percent, verified through a licensed wind mitigation inspection.

When you sell, impact windows show up in your permit history and wind mitigation report, two things that Florida buyers and their inspectors look for and that can directly support your asking price.

Installation Process

Every FAS Exteriors project follows the same five-step sequence, designed to move from your first call to a passed county inspection with no surprises and nothing falling through the cracks.

Step 1: Free In-Home Assessment

A FAS Exteriors project manager visits your home, measures every window opening, pulls the current code requirements for your address, and identifies the FL#-certified products that meet your wind zone and exposure category. No obligation.

Step 2: Permit and Product Ordering

We pull all permits, we handle the paperwork with your county building department, and we order products from the manufacturer with your specific configurations.

Step 3: Installation Day

Our licensed installation crew removes existing windows and installs new ones according to the manufacturer’s approved installation method, the method referenced on the FL# document and required for code compliance. We complete all anchoring, flashing, and sealing to specifications.

Step 4: Inspection and Close-Out

We schedule and pass the county inspection, and you receive documentation of the completed permit. This record’s what your insurance company and future buyers will ask for.

Step 5: Wind Mitigation Inspection (Optional but Recommended)

We can coordinate a licensed wind mitigation inspector to document your upgrade on form OIR-B1-1802, which you submit to your insurance carrier to begin receiving your premium discount. The inspection typically costs $75-150 and pays for itself within the first policy year.

My Safe Florida Homes Program

FAS Exteriors is an approved contractor under the My Safe Florida Homes Wind Mitigation Grant program. Qualifying homeowners can receive grants of up to $10,000 toward hurricane protection upgrades including impact windows. Eligibility’s based on home value, location, and completion of a state wind mitigation inspection.

Frequently Asked Questions (FAQ) about Impact Window Installation in Florida

Take a look at the following questions that Florida homeowners ask most often before committing to an impact window project.

What DP rating do I need for my Florida home?

Design Pressure (DP) requirements depend on your wind zone, exposure category, building height, and the size and position of each opening. A single-story inland home in Winter Park may need DP 40-50 on most openings. A two-story coastal home in Palm Harbor may need DP 60-70 on corner openings. We calculate your specific requirements during the in-home assessment.

Do I need impact windows or can I use shutters?

In most Wind-Borne Debris Regions (WBDRs), both impact windows and shutters are code-compliant options for window replacement. Shutters are typically less expensive upfront, but offer lower insurance discounts and require deployment. On the other hand, impact windows are permanent and require no action before storms. See our comparison of your impact window options.

How long does installation take?

Most whole-home window replacement projects are completed in 1-2 days, depending on the number of window openings and building height. Permit processing time varies by county, typically 2-4 weeks before installation day.

Will new impact windows reduce my insurance premium?

In most cases, yes. The wind portion of your homeowners premium’s eligible for discounts under Florida law when verified storm protection’s installed and documented. The actual discount depends on your cinsurance arrier and the scope of the upgrade. Whole-home protection: all openings including doors typically earns the maximum discount.

Are there tax incentives?

Florida’s Home Hardening Tax Exemption makes impact-resistant windows, doors, and garage doors sales-tax-free. This exemption has been in place since 2022. Confirm current status at the time of purchase with your FAS Exteriors representative.

What is the warranty on installed windows?

PGT and Simonton both offer manufacturer limited lifetime warranties on their impact product lines. FAS Exteriors provides a workmanship warranty on installation. Specific terms are provided with your quote.

What is the My Safe Florida program?

The My Safe Florida Homes Wind Mitigation Grant program is awarding government grants up to $10,000 for homeowners in Florida who are looking to get hurricane protection like hurricane windows and impact windows.

FAS Exteriors is an approved My Safe Florida contractor. Call us today to discuss your My Safe Florida options for your residential window replacement project.

What are the requirements for replacement windows in Florida?

Florida building codes require that a home’s windows be impact-resistant. If you live less than a mile from the coast, your panes need to withstand wind speeds of at least 130 mph or more. If your home is further in-land, your windows must resist up to 140 mph wind speeds.

FAS Exteriors is a trusted leader in window replacement in the state of Florida. Call us today to speak with one of our specialists about window replacement.

Can a homeowner install their own windows in Florida?

The Florida Building Code requires building permits for replacing windows. Homeowners can pull their own permits, but the fees are often higher than permits issued to contractors.

Homeowners also need plans and engineering for permits of residential window replacement. Replacing windows without being able to rely on a licensed contractor’s expert knowledge may result in fines once an inspection is done.

FAS Exteriors recommends that you hire a licensed and insured residential window replacement contractor located in Florida.

What are the benefits of vinyl windows?

The most recent trend in residential window treatments, vinyl windows are made of plastic materials like PVC. Vinyl windows were first developed in the 1970s. Initially, vinyl windows were only manufactured in white and were created to compete against wooden windows.

These days, however, you can find vinyl windows in a wide variety of colors that suit your home interior and exterior. Affordability is the key reason behind the growing popularity of vinyl windows. Residential vinyl windows are known for energy efficiency, resistance to corrosion, and cost efficiency.

What are the benefits of aluminum windows?

If you’re looking for lightweight, durable, strong, and custom-shaped windows, aluminum windows are your go-to. They require minimal maintenance, but their cost is relatively higher than other options. With proper care, residential aluminum windows can have a lifespan of 40-50 years.

For Florida homeowners who are looking for options for replacement windows, aluminum windows are also known to be the best choice for the safety and security of your home. Aluminum residential windows are also available in a wide variety of finishes, colors, and sizes to fit your custom residential window replacement needs.

How much does it cost to replace windows in Florida?

The average cost to replace windows in our state ranges widely depending on your choice of window type, style, finish, size, and color.

  • Window typesYou’ll choose from an array of residential vinyl windows, residential impact windows, residential wood frame windows, and residential aluminum windows. These windows come in both standard and custom sizes, which impacts the cost of your residential window replacement project.
  • Window stylesYou’ll need to consider which style suits your needs and home aesthetics best: single-hung residential windows, double-hung windows, awning windows, sliding windows, casement windows, vent windows, or custom windows. Each window style comes with a different cost.
  • Window finishesPopular window finishes include: paint, stain, semigloss, matte, or gloss. Your window replacement project will depend on the window finish you select.

Considering the many variables in window replacement projects, the cost ranges $500- 1,800, depending on the type, style, and finish of the windows you choose.

What do I need to do to prepare my house for window replacement?

The FAS Exteriors team has been replacing windows for Florida homeowners since 2005. Here’s what we recommend

  1. Remove blinds, curtains, and alarms
  2. Clear space around windows
  3. Cover any furnishings in your house
  4. Clear out the exterior space of your windows

How long does it take to install new windows?

The time it takes to install new windows depends on your home and the number of residential windows that are being replaced. Typically, a full-frame replacement window as opposed to an insert window replacement on a ground level takes 4-6 hours. Upper-story windows take longer.

This is why we recommend asking your FAS Exteriors representative about specific window project details ahead of the scheduled time when our installation team will arrive at your residence.

Do replacement residential windows add home value?

While replacing your home’s windows is a costly project, it can pay off by adding value to your home.

According to Remodeling’s 2023 Cost vs. Value report, replacing vinyl windows adds an average of $13,766 in value to a home. And replacing aluminum residential windows adds an average of $15,823 in value to a home.

Not only will you see an immediate value-add, but you’ll also gain energy efficiency when you replace your home’s current windows.

What type of window is best in Florida?

Florida is known for having devastating hurricane seasons that result in severe home damage. That’s why our team always recommends that homeowners buy impact glass windows.

Impact windows help to better secure your home because they’re nearly impenetrable to hurricane-force winds and wind-borne debris, especially for homes located in high-velocity hurricane zones (HVHZ).

Is there a sales tax on replacement windows in Florida?

On May 6, 2022, Florida Governor Ron DeSantis signed the Home Hardening Tax Exemption relief bill. For the first time ever, it will make impact-resistant windows, doors, and garage doors, tax-free. Call us today to speak with one of our specialists about your tax exemption option.

Should I replace all of my residential windows at once?

If your windows are nearing the end of their lifespan, around 20 years for most windows, a whole-house window replacement is probably the best choice. FAS Exteriors is the trusted leader of window replacement services in the state of Florida. We’re licensed, insured, and bonded; few window companies near or far can claim the same.
